__________________________________________________________________________ My Experience Buying 4 Rental Properties (yikes) There are many risks associated with buying real estate and investing in rental property. However, there are risks associated with any kind of investment. To learn how to start investing, you need to understand the risks involved. Risks of rental property will include:
– Potential Lawsuits
– Tenant Damage
– Vacancy
– Unexpected Maintenance & Repairs (HVAC, Roof…) But just like any good investment, the potential gain will outweigh any potential risks, hence why you would make the investment. I started buying rental properties about 2 years ago, and it has been amazing! Now that's not to say there has not been issues. An $8,000 repair, tenant eviction and a 3 month vacancy I did not plan for. However even with all those issues, each of my properties has been an extremely good investing. Real estate over time will pretty much always go up. As long as you buy solid real estate in a good area with a strong rental market that can produce cash flow, you should be just fine!
