I walk you through the ins & outs of this deal, breaking down each component of the purchase. One thing I want you to keep in mind is that just about anything can be fixed. So if you are getting a $10,000 discount on a property because it needs work, but that work only costs you $5,000…. well, you are already $5,000 ahead. So don't be afraid of a little rehab work as long as you have great contractors and can get quality work done quickly for a reasonable price that works for your budget on the property. This duplex as going to be a rental, in fact one side already is rented out and producing income. We just need to finish the rehab on the 1 side, and then we are good to go!
