This is how I built a portfolio of 9 units worth $3.6 Million at the age of 21 years old. My goal with this video is to give you an overview of the portfolio so that you can see the types of rental properties and what sort of real estate investing I have been doing, and then explain HOW. I want to talk about the debt structure and how I got a mortgage on a rental property at 19 years old and what that process looks like. For the most part, I was doing standard 20-25% down loans on convention properties, 4 units or less. I never tried the buying real estate with no money method. Instead I focused on maintaining healthy equity and going at a slow pace that my income supported. I just wanted to focus on buying real estate for rental income to build an income stream over a long period of time. Buying these rental properties has taught me so much about the real estate investing world, and has slowly been building up a stream of passive income which I just use for future renovations and properties. So if you have ever wanted to invest in real estate, buy a rental property or do anything of that sort, I hope this video gives you a deep look into what someone who has done it recommends and what real estate investing mistakes to avoid. My debt payments are a little over $12,000 per month, and roughly a 35% portion of that is going toward principle pay-down on the mortgage, which builds about $4,000 a month worth of equity that I will be able to use in the future. This portfolio has been incredibly stable, and the market rents have been increasing which allows me to raise the cash on cash return of this property, so far producing an extra $1,400 per month in cash flow JUST through market rent increases.
