When I was 19 years old, I closed on my first rental property. It was a single family home in Arizona, in a sub-market that I know very well. I paid $405,000 for the property and used it as a personal primary residence for a short period of time. My first rental property investment was more of a door-opener to get over the stigma of that first deal. Shortly thereafter, I bought 2 more properties. One of those was my first multifamily investment. So today I wanted to answer the question: how to buy a rental property. I take you through the numbers of the property, how I found the deal and what the rental income from the property is. Investing into your first rental property, or buying your first home, is a big step! I am extremely blessed to have a strong income stream from my business portfolio that allowed me to purchase multiple rental properties without much worry, as the debt payments would be a small piece of my income even if there was no rent coming in. For me, that allowed me to have confidence and no stress going into the purchase. But the other thing that made me very comfortable was the deals themselves. I knew that I was buying solid properties in the best sub-market in the area. In the worst case scenario, I knew that I would break even. So do your research, spend time studying your market and make a wise investment. Then you can execute with confidence. That might be a standard 20-25% down investment property, an FHA loan or even raising money to buy real estate.
