Today I flew almost 1,000 miles to visit my friend Chandler David Smith in Idaho Falls, Idaho. We got the chance to visit some of his Rental Real Estate Investment Portfolio totalling over $13,000,000 with 114 units! Chandler has been investing in real estate for over 8 years with a primary focus on multi family rental properties. He gives us some amazing insight into the first property he bought, how he got the money to start investing in real estate, all the way through buying his first duplex and now amassing a HUGE portfolio with apartment complexes as big as 32 units! We also got to take a quick peek at his newest investment, a 73 unit storage complex. He is starting to make steps into commercial real estate investing as well! These storage units are rented out at 100% occupancy producing great cash flow, and he has plans to raise rents and increase the value of the property through whats known as "Forced Appreciation", a tactic that has made him millions with his Residential Rental Investments!
